| Performing an Inspection
Any time you become serious about buying a particular house,
a thorough inspection is required. This is true even when
you are looking at Chicago new constructions. While it is
true that brand new properties are less likely to have big
problems, it is best to verify this for yourself.
Of course, before you make an offer on a house you should
engage the services of a professional house inspector. Even
the most thorough personal inspection that you conduct cannot
take the place of this vital step. The professional’s
job is to identify problems; he | she is trained to do this,
and performs such inspections every day. You, on the other
hand, have an untrained eye.
In order to see into every corner and crevice of the Chicago
new construction in which you are interested, be sure that
you bring with you a bright flashlight. You should also carry
a pen and paper to note potential problems or questions that
you may want to ask later. Don’t rely on your memory;
inevitably, you will forget something important.
Of course, you will want to be on high alert for anything
that looks unusual or damaged. Be sure to inspect the basement
or cellar, the attic, and the roof areas. Be especially watchful
for any signs of wetness or dampness, which can be indicative
of major problems. Ask a lot of questions about the building
materials and their durability. Test all of the lights and
make sure that the plumbing works smoothly. Ask questions
about the water heating system and its durability. Make note
of the water pressure.
Of course, since you are inspecting a new construction, it
is relatively unlikely that you will come across anything
that is blatantly broken or damaged. (That said, don’t
rule out the possibility; it does happen on occasion.) For
that reason, you will want to inspect more carefully for signs
of good workmanship. Pay special attention to the materials
used. Hardwood floors are nice looking and make the home more
valuable. Good insulation is important. Inspect the cabinetry
and note if custom work has been performed. Look closely at
fixtures, doors, and windows. Inquire whether a heating and
| or cooling system has already been installed.
Performing a personal inspection shows your real estate agent
that you are committed, at all levels, to quality, something
which, ultimately, may shield you from future angst.
